HOW LONG DOES IT TAKE TO BUILD?

 

A pool alone takes only a few short weeks. It usually drags out if the owner tries to finish landscaping with other contractors which delays the pool completion as the fencing does not go up swiftly.

If you’re in a dash to the finish line then we can make it happen in as little as 6 weeks without compromising quality.

 


 

WILL MY DRIVEWAY GET DAMAGED WHILST GAINING ACCESS?

 

​It is possible that damage may occur to paths, driveways, gardens, roadside kurb and lawn. Whilst all care is taken to minimize impact please be mindful that machinery will cross the same path to run out soil over one hundred times. In addition the soil will need to be stockpiled, usually on a front lawn, prior to its long haul removal.

If you have any concerns about restoration we can help with quotes for smaller + lighter machinery vs cost to repair in the event of damage. In most cases the cost for mini machines is far more excessive than restoration costs to damaged areas. You may be able hire rubber matting to protect the area at your own cost if desired. (Simply google rubber mats to protect grass / driveways)

 


 

WHY IS SOIL REMOVAL NOT INLCUDED AT POINT OF SALE?

 

In some cases it is, but mostly soil removal is often costed at point of sale simply because we can no longer assume everyone wants it removed. There are many cases of soil remaining on site to level out, backfill or spread elsewhere. Other pool builders charge a higher rate to cover their cost and profit.

Blue Haven Pools allow you to deal directly with the long haul operator which saves you money. Tip site & EPA codes fluctuate and so do fees. In addition not all spoil is clean and may attract variable fees for contaminated waste such as bricks, green waste and concrete.

 


 

WHAT IS SHORING?

 

Shoring/Formwork may be required in sandy areas and /or if the excavation collapses or is penetrated by services or tree roots. In some cases rock removal will leave large holes in the walls which also need to be shored. Shoring is calculated on a square metre rate of $220

 


 

WHAT IS PIERING?

 

If the pool is being constructed in fill or highly reactive ground piering may be required to support the pool. This is usually identified at the excavation stage due to soil conditions. Without piering the pool can move or crack the structure and pipework. The pool must sit on an even bearing. Subsurface conditions are unknown and cannot be assumed.

Rock, shale, sand, roots and rubbish etc. along with different load bearing materials will require additional work and costs. If the substrata is considered inadequate then additional structural works may be required – i.e. piering, additional steel and or thickening of the concrete.

Piering is quoted on a lin metre rate and will depend on the width and depth. This cannot always been priced before doing the work.

 


 

HOW IS ROCK EXCAVATION CALCULATED?

 

Rock is charged on a cubic metre rate of $210 per m and will be charged once the rock breaker hammer is used. Consent will be obtained before works continue.

 


 

WHAT DO I DO ABOUT THE WATER IN MY POOL DURING CONSTRUCTION?

 

As dewatering is essential for the entire project you may wish to invest in a small pump and hose from Bunnings or the like or pay a fee each time the pool requires it.

 


 

MY CONCRETE SHELL IS COVERED IN WET WEEPERS

 

In Sydney our soil is quite wet and this can weep through the concrete shell. It is not a structural defect and is actually really common. Prior to the interior application we will seal the weepers with a special epoxy treatment. The interior lining is then applied over and once the pool is full the water pressure will equalize the external water pressure and no weepers will ever come through

 


 

WHAT ARE THE MANDATORY INSPECTIONS REQUIRED BY COUCNIL /CERTIFIER?

 

For a concrete pool the local authority body will need to carry out a steel inspection, fence inspection and final inspection. Once the final inspection is done the final occupation certificate will be issued. If you do not have your final occ cert you may have issues when selling the property so it’s best to have this order swiftly. We only hold your file for 6 years.

 


 

ELECTRICALS

 

Blue Haven arrange for electrical conduits to pierce the concrete shell only. It is then your responsibility for the conduit to be extended to wherever they want to switch the lights. A draw wire must be put in place by an electrician. Electrical connections for the filtration equipment are also not included in the contract and usually costs between $1000-$2000. It can be more in the case of integrating with home automation systems. We can recommend an electrician if you don’t have one.

 


 

CAN I ASK THE TRADES ON SITE TO DO EXTRA WORK FOR ME?

 

You may choose to do additional structural work now that is not included in your original contract. This is a great option to help minimize landscaping costs later and bringing in other trades. Please let your supervisors know of any additional work you may require and refrain from asking the trades directly. This will make sure the work is done, supervised and included as part of the warranty.

 


 

WHEN SHOULD MY COPING MATERIAL AND TILES BE ON SITE?

 

Please ensure your coping is on site within a week of concrete shell being poured. The finishing stages can happen swiftly and we can have you swimming within weeks.

 


 

WHERE CAN I SEE TRAVERTINE AND COPING OPTIONS?

 

If your colour selection has not yet been made you can visit Marblous at 25 Arab Road Padstow https://www.travertinetilessydney.com.au/ and choose your Travertine in store.

In most cases material is payable directly to Marblous. If you are adding surrounds or feature wall finishes you can order material with the coping and save on delivery costs. This is a great time to add a glass mosaic waterline tile and safety step trimming if desired. An average size pool will cost $1800 for the tiling labour.

 


 

CAN I USE MY BOUNDARY FENCE TO FENCE ONE OR TWO SIDES OF MY POOL?

 

Yes! This is really common. There are guidelines in place for fencing that are beyond our control and are the responsibility of council or certifier to check and pass. If a fence fails inspection the pool cannot be filled. To ensure it complies please visit Fair Trading information page by following this link: Pool fencing requirements

Put simply safety fencing is to be 1.2m in height unless you are using boundary fencing which is to be 1.8m. The safety gate needs to self-close with a latch, a resuscitation chart must be erected in the pool area, the gap underneath the fence must be no more than 100mm and you must eliminate all footholds around the fence so a child doesn’t use any permanent structure (or even a hedge) as a step up to climb over. This can be very frustrating and costly if not done right so please do your homework.

 


 

WHEN SHOULD MY FENCE BE UP?

 

Please have your fence up as swiftly as possible. This can be up as soon as the concrete shell is cast. It must be up before we do the interior lining.

 


 

WHAT SIZE WASTE BIN IS REQUIRED AND WHEN SHOULD IT BE ON SITE?

 

Please provide 2 or 4cubmic metre waste bin for all site waste including concrete washout, plumbing offcuts, timber and formwork, tin sheets, pier tube offcuts, coping wastage/cuts, boxes, interior bags, slurry. We will load it for you. Most customers get the bin at the end but those who hate the sight of rubbish or have small children and / or pets may like to plan to have the bin there for the duration of the build.

 


 

IVE RUN OUT OF MONEY, DO YOU HAVE FINANCE OPTIONS?

 

This is a common scenario in all types of construction. One thing leads to another and sometimes our eyes are bigger than our bellies and we add heating and all kinds of luxury upgrades. At other times there are unforeseen construction costs that add pressure to the build.

MY COMPLETED POOL IS LEAKING

 

If the pool leaks within the first few days the hydrostatic valve on the floor of the pool has raised from external water pressure. Blue Haven Pools will organize a diver to seal the valve at no cost to you and without emptying the pool water. Other reason may be a leaking light or pipe seal.

A diver can also assist with this easy seal. If the pool starts to leak after a few months or years you will need to assess the immediate area and look for clues with wet areas including leaking filtration. Also consider that other construction works that may have taken place – for example a landscaper piercing a pipe whilst doing other work for you at home. We can help you isolate the leak. HOW MUCH DOES IT COST TO FILL MY POOL WITH WATER?

 

Your pool is filled from the tap and for an average size pool is costs around $300.

 


 

MY POOL IS FULL AND LOOKS GREEEN.. .BUT I ORDERED A BLUE WATER POOL.

 

Relax… This is so commonly asked. Our drinking water in large quantities is green. The water will change colour once the filtration is running and the water is balanced.

 


 

HOW LONG IS MY WARRANTY?

 

Under the NSW Home Building Act every pool builder can only offer 6 year structural warranty and 2 years on finishes like interiors and copings. There is 12 months on pipework and 24 months on equipment including filtration, lighting and heating. A copy of your warranty certificate will come to you upon receipt of final payment.
